Tank Care and Safety

The tank is where almost every serious problem in an oil-heated home originates, and it is the part homeowners look at least.

An oil tank is easy to forget. It sits in a basement corner doing nothing visible for decades. That inattention is the problem: tanks fail slowly, from the inside, and by the time there is evidence the situation is usually expensive.

Tank life

Tanks do not last forever. Steel tanks have a finite life, and a tank installed with a house in the middle of the last century is well beyond any reasonable expectation. But conditions matter more than the calendar: a tank kept full in a dry basement, with water managed, may outlive one a decade younger that sat half-empty in a damp space. What matters is the internal environment.

Corrosion and water: the tank rusts from the inside

This is the single most useful thing on this page. Most oil tanks fail from the inside out, not the outside in.

The mechanism is condensation. A tank with empty space above the oil holds air, and air holds moisture. As temperatures cycle, that moisture condenses on the interior walls and runs down. Water is denser than oil, so it settles to the bottom in a layer beneath the fuel.

That water layer destroys tanks. Steel in contact with water corrodes, working from the bottom upward, hidden under the fuel where nobody can see it. Pitting can be substantial while the outside still looks sound — which is why a tank can appear fine and fail without warning.

Two consequences follow directly:

Sludge

Sludge is the accumulation at the bottom of a tank: sediment, degraded fuel, corrosion products, and biological growth at the oil-water interface, where bacteria and fungi feed on the fuel and produce acidic byproducts that accelerate corrosion. It causes trouble predictably. It sits harmlessly at the bottom until disturbed — most reliably by a delivery, when fresh oil pumped in at pressure stirs the tank. It is then drawn into the fuel line and clogs the filter and nozzle, which is why a system sometimes fails a day or two after a delivery. Sludge is manageable — filters catch it, tanks can be cleaned — and the prevention is the same as for corrosion: manage water, do not let the tank sit long and low.

Leaks and why they are an environmental liability

A heating oil leak is not primarily a fuel loss problem. It is a contamination problem, and the financial exposure can dwarf anything else in this guide.

Oil released to soil migrates and can reach groundwater. Cleanup means excavation, soil removal and disposal, testing, and potentially remediating a neighbouring property. Costs can be life-altering, and standard homeowner's policies commonly exclude pollution — meaning the owner may bear it. Specific tank coverage exists in some markets and is worth asking your insurer about before you need it. The liability generally follows the property, which is why an undisclosed underground tank can derail a sale.

Minnesota has state-level requirements around storage tanks, releases, and reporting, and a release must be reported. This guide will not summarise them — they change, and a summary would be worse than useless in an emergency. What matters:

Signs worth taking seriously: a persistent oil smell, staining or damp beneath the tank, dead vegetation near a buried tank or line, or consumption rising with no change in weather or habits.

Underground tanks concentrate every risk on this page, because the failure is invisible. If a property has one, that question should be answered deliberately, not deferred.

Gauges and secondary containment

The gauge is typically a float showing level in a sight tube — useful and limited. They stick, they fail, and they read level rather than volume, which differs in an oval tank where the middle of the range holds far more fuel than the top or bottom. Never treat one as precise, and if it has not moved in a suspiciously long time, suspect the gauge. A gauge stick is the reliable check.

Secondary containment means a second barrier catching a release from the first: a double-walled or jacketed tank, or a basin beneath it. Modern tanks are commonly built this way, and it is the most effective mitigation against the liability above. On any replacement, the incremental cost is trivial against the exposure.

What to check seasonally

A visual inspection costs nothing and catches things early. Once or twice a year, with a flashlight:
